So I just installed SP-Money and have been having a good time with it. My town is investing, buying cars, getting (or not getting) child support, it's crazy. But I started my game today and suddenly I have townies starting to buy properties, that are already occupied, and saying "townie is adding to their investment and bought this lot for rental." But the lot has been occupied by one of my rotating households. Is there a way to turn off occupied lots from becoming rental properties?

Oh, I've had this happen within my rotations of played households. It can lead to some pretty funny, but still unintended and unwanted, landlord/tenant relationships.

Anyway, the setting to exempt a lot from being purchased out from under its current resident owner like that is SP > Lot Options > Household: Rentable > False. This only works though if the lot is not already being rented out. This setting can be added to lots manually by way of Lot Options. There may be a more automatic method to set these but sometimes depending on the size of each world it's easier to just brute force options like this.

There is also a Sims way, rather than a Lots way, to approach this by disallowing certain sims, households, or castes of sims from ever living on a rental lot as a tenant. This should also prevent their existing owned residences from being purchased out from under them. SP > Sim (Household/Caste) Options: Household: Rentable.

And finally you can make the entire residential real estate investment option a bit more rare by increasing the threshold of funds required before inactives will consider purchasing these lots.
SP > General Options > Options: Money > Options: Purchasing > Purchase Rental Lot Minimum > (default is 100000).

oh my this is fantastic information, thank you for always answering my posts too lol. So would I have to manually enter other households to "sell" their rental property if they already purchased one? I really only need it for 3 lots that I have my MC in that got trapped under the "rental" scenario

So the current question is, do you have to switch into the landlord's household to get them to sell the lot back to its residents? I don't think so, but maybe. By the time I get into my own game (a rare occurrence these days), possibly someone else here can advise if there's a more efficient way to do that by of MC commands.

Do the Ownership and Real Estate options under the MC > Household menu show ownership of residential lots? The wording in the documentation is unclear, but if rental properties do show up, it looks like you can select them to be sold from there. Whether the active household gets to buy them back, I don't know. But it's easy enough to try and also to quit without saving if you don't like the results.

Not a big fan of the rental system.

You can switch rentals off on a town basis, but that prevents inactives from owning any businesses (the "property" type, like bars, not the "business" type, like the grocery store), and they will sell them off as soon as you rotate out of a household. I resorted to the tedious method of disallowing rentals on a lot basis, and this worked half way. The game didn't like to move anyone into vacant rentals (like after the former tenant died). Maybe, it checks the funds it needs to buy a rental to make this decision?

Anyway, I would switch the household if you want to sell the rental. The mods let you do it differently, but this produces negative numbers in the lot value system (the math still checks out, but it looks weird).

Just let people who if owner of the rental lot dies the person renting the house get evicted from the house I one I had a owner of a rental die and my active sim was kicked out of their home making them homeless. I wish someone would allow the renter to like become the sole owner of the home if the landlord happens to die.

Individual sims do not actually own real estate property, it would belong to their household. My expectation is that the kicked out scenario would only happen if the landlord's household were to dissolve, such as would be the case upon death if they were the last surviving sim of it. Although I'm a little surprised that the property ownership did not pass to another household in town though the inheritance system. Maybe that's what would require some mod adjustment for single-sim household property owners who have no relatives/friends in town to pass down the property ownership.
