I use this program from Modthesims to convert sims3packs. But I've only used it for CC, not for mods, and some people in the comments are having problems using it, so ymmv.

Giving them the "Inappropriate but in a good way" Lifetime Reward should fix this. You can use Master Controller to give them the neccessary points and buy the Reward for them.

What do you mean with "leave the house"? If you leave the lot with camera you will not see the inside rooms.

I think what OP means is

once I visit a household of another family and leave, the house is no longer automatically open.

Having relationships with anything deemed a vehicle is "normal" according to EA. It is weird - especially if it only shows up a for a few vehicles. Not in game so haven't tested this, but off the top of my head sims need to have the Vehicle Enthousiast trait to get a relationship with their vehicle.
