I'm just curious. Some houses built by developers give characters a buff "beautiful vista". Perhaps the success lies in the geometric structure of the house, perhaps in the decorations and greenery, but somehow, I never managed to get this moodlet. Anyone who built luxurious mansions for their wards, managed to achieve this? What is the secret?

That's a lot attribute that's set in Create-A-World, or whatever tool EA used to create worlds. It has nothing to do with what's on the lot. Here's a list of lots with the BV moodlet for EA worlds.

I suspected, I knew, that something here unfair! Thanks, I'll know from now on. It's a shame a little bit, I thought that in the worst case on the lot hides some marker or generator and can be found in the game.

Basically it's any place that has a lovely view from a sims perspective. If you note the places, those are on hillsides or cliffs or near waterfronts. If you angle your viewpoint to that of a sims when you are standing outside or on a balcony in those areas you get a very nice view of the town or ocean, etc.

from a developers perspective* As it turned out, they and only they decide whether this house is beautiful or not. It would be really better if this buff appeared thanks to a very beautiful entourage, geometric structure or view from the window (though I do not know how they would have prescribed it in the gameplay code). I had a little house in Riverside. And there every morning from the window I could see the sunrise over the water. Quite a lovely view, why not? But no one except the player didn't notice the favorable location of the house.

The CAW tool is the exact same tool that EA used only the public release version has some features locked away a couple of them for good reason namely the Pond tool and Vertex tool both of which have serious internal problems.
The Pond tool is what was used to create the inland lake in Twinbrook it was also the first, last and only time EA used it they never touched it again and locked away.
The Vertex tool was used to refine the terrain sculpting in Bridgeport, Hidden Springs and Isla Paradiso. EA had actually locked the tool away after the mess it made of Hidden Springs. But who ever it was that was assigned to create Isla Paradiso unlocked it and used it, guess they didn't get them memo not to touch it. It was pretty obvious to me when I dragged it into CAW that the Vertex tool had been used.
The only thing we don't have is the Gene Splicing tool which was used to create the towns population and generate the Character Import XML which is used to set Traits, LTW's, Jobs, whether a sim is a Resident, Homeless or Service, Alive or Dead, Graveyard ghost or Resident Playable ghost, or a vampire, werewolf, fairy, and witch etc...

JohnL83, I can guarantee that I can place a lot surrounded by the fugliest stuff in the middle of a toxic waste dump that if I set the BV attribute in CAW that sims will get the BV moodlet for that lot.

Also the Beautiful Vista, Beautiful Park and Beautiful Lots are the same attribute it only depends on how you zone the lot in Edit Town.

Could you tell more about this? I haven't played in many towns, but I'm thinking of installing another one town from the store. Are there any other problem towns there?

Other than EA messing up the routing not really. Moonlight Falls (SN), Lucky Palms and Dragon Valley (both Store) are the best worlds routing wise. Midnight Hollow most of it's routing issues are related to poorly placed objects on lots such as fences on the rabbithole lots.

Well... At the moment, my family lives in Midnight Hollow and I haven't found anything critical yet. Yes, there are drawbacks, but reports of stuck sims do not come more often than once or twice a sim-week. I'm thinking about Lunar Lakes, because I like its compactness and futurism. But I heard that there are some serious problems in this town, perhaps the reason is the terrain. Although for some reason everything works differently for everyone. Or maybe it's really better to try to create my own town, since no one better than EA can't so spoil the routing.

Lunar Lakes the problem is routing.
And no I've seen user created small worlds that have only 30 lots have more lag inducing routing problems than Bridgeport and Isla Paradiso combined.
